Cody was a great tour guide and made the whole experience easy and comfortable. He was knowledgeable, answered all of our questions, and explained everything clearly without being pushy. His laid-back and friendly approach made the tour enjoyable and helped us feel confident moving forward. My daughter is excited to start living there this semester.

On August 4, I received a final statement from University House in the amount of $857.24. Upon careful review, my son Remy immediately responded on August 7, disputing specific charges totaling $400.00. Specifically, we disputed a charge of $150.00 for pre-existing damages that were documented with picture evidence at the time of our move-in, and a $250.00 charge that was redundant and based on the same evidence as the first charge. We clearly communicated our willingness to settle the undisputed amount of $457.24, conditional upon their acknowledgment of the inaccuracies in the statement. Since our initial dispute, we have made multiple attempts to resolve this matter responsibly. Both my son and I have reached out numerous times, requesting a conversation with the University House management. Remy even made an in-person visit on September 16, 2025, to discuss the issue directly with the manager. Despite these efforts, all our requests for communication have been blatantly disregarded. This neglectful behavior is not just unprofessional; it is absolutely unacceptable. It is unfathomable to me that a landlord can entirely ignore legitimate disputes and requests for dialogue, only to subsequently escalate the situation to a collection agency. This irresponsible and unscrupulous tactic seems designed to hold us hostage and bully us into compliance with unjust charges. I demand that this collection action be immediately ceased and that our account be corrected to reflect the true, undisputed amount of $457.24. Furthermore, University House must be held accountable for their blatant disregard of standard dispute resolution practices. If this issue is not resolved promptly, I will have no hesitation in escalating the matter legally and publicly to ensure that our rights are fully protected and that such misconduct is duly exposed. I trust that as a professional collection agency, you will recognize the importance of resolving this matter justly and promptly.

I’ve had a great experience living at University House Tempe. The building is well-maintained, the location is unbeatable for ASU, and the amenities make day-to-day living comfortable and convenient. Maintenance requests are handled quickly, and the overall atmosphere feels safe and welcoming. I especially want to give a shoutout to Erinny at the front desk—he was super helpful, friendly, and professional. He went out of her way to answer questions and made the whole experience much smoother. It really makes a difference when staff genuinely care about residents. Highly recommend University House Tempe to anyone looking for a great place to live near campus!

Every time I go to shower I have to wait like 5 minutes for my water to turn warm only to start showering and the water turn ice cold. I've put in so many maintenance requests only to be told that there is nothing they can do for me. Save yourself the trouble don't live here! Little update on the water situation it only took them 7 months and getting the CITY involved for them to fix it! Kept getting ignored by management so we ended up getting the city involved. Management was absolutely terrible throughout this whole process and ignored our parents and our emails. Please for the sake your mental health don't live here! I've also had so many other problems living here and since they haven't done anything about it I'm going to start posting it all here. I'll update this review with everything soon!!! Also the elevator has been down in tower two for over a two days and nothing had been done to my knowledge to fix the elevator! Talk about neglect! Update: the elevator took 4 days to fix. It's utterly ridiculous. Hey guys I added some pictures of the property and leaks that I found around the building, specifically the parking garage. Just an fyi if your thinking about living her the parking garage has flooded once this year and the front lobby twice. Also don't let them use the sauna as a selling point it's a glorified storage closet and doesn't work. Along with all of this our apartment units ac broke and it took them around 2-3 months to fix. A credit of 250 per person was offered for a BROKEN AC IN SEPTEMBER. *this is all my opinion based on situations that I have experienced during my time living here. I have extensive documentation on everything that has happened.

UH Tempe has been a disappointing housing experience. The amenities are honestly less for what residents are paying. The gym is decently maintained, and one of the only two benches is broken, which basically leaves one usable bench for the entire complex. That’s not rly it for a student apartment that advertises premium amenities. The unit was absolutely not move in ready. The room came extremely dirty, and there was food still left in the cabinets from the previous tenant. The carpets are very dirty and clearly were not properly cleaned before move in. The couches in the living room are ripped and worn down, which makes the space feel neglected. The TV is extremely outdated, and the fridge seals are broken, affecting how well it stays cold. Overall, it feels like there is a constant cluster of maintenance and quality control issues. That being said, when you actually submit a maintenance request, the maintenance team is responsive and does a good job fixing the issue. The problem is not the workers themselves, it’s the lack of proper preparation and upkeep before residents move in. For the price point, residents should not have to request fixes for things that should have already been handled. I expected much better standards overall. On the positive side the distance from campus and price is unbeatable.
