Riverside's location near Tempe Town Lake is genuinely hard to beat. Waking up a short walk from the lake and Tempe Beach Park is something you don't easily give up once you have it. The complex draws a mix of young professionals and grad students who want a quieter, more upscale environment. Mill Avenue restaurants and weekend nightlife are walkable, which adds a lot to the day-to-day lifestyle here. Being a Greystar property means the management structure is professional and processes tend to be clearly communicated. It's not the cheapest option near ASU, but if lifestyle and location rank high on your list, Riverside is worth budgeting for.

    My spouse and I are new residents of Riverside and, while we’ve only been here for a couple of days, they have taken good care of us so far. Due to a mistake made by the previous management team, we were placed in the incorrect unit, but management had the issue fixed in less than 24 hours. On-site maintenance is incredibly responsive - Edgar is amazing and super helpful! He responded quickly to an AC issue after hours (

    When I first moved into Riverside Apartments from California, I was disappointed to find that my unit was not ready for move-in—it was not in the condition I expected. Over time, management changed a couple of times, and I wasn’t sure if I would want to renew my lease. However, when I met the current management team, specifically Dachelle, she was incredibly accommodating and listened to my concerns. She encouraged me to give the new team a chance, including the maintenance staff, and I’m glad I did. Edgar, the main maintenance technician, is dependable, professional, and courteous. He responds promptly to any maintenance requests and ensures the job is done right the first time, so you never have to worry about repeat visits. Thanks to Dachelle and Edgar, my experience at Riverside Apartments has improved significantly, and I’m very grateful for their hard work. I’m happy to have renewed my lease and feel confident in the excellent service provided by the new management and maintenance team. I plan to update this review upon move-out to reflect whether the high standards and level of service are maintained throughout my lease.

    The have been a current resident for 7 months now and I want to say this new management team has really made this apartment complex much more welcoming & overall better. The five star rating however is truly for Mr.Davis our complex maintenance worker. He has been so kind and proactively seeking the quickest way to help me as a tenant. I had previous work orders about my refrigerator ( it was not closing correctly , making the cooling of it very bad) on top of running up my electricity bill because it never shut off ; our groceries where getting damaged too! I have a toddler too so this was very aggravating for me as a mother. Previously before this team they "fixed my issue" superficially nonetheless, but it got damaged again. Luckily with the new management team Davis was able to help me & was so proactive to solve the real issue- the fridge needed replacement. I got a new fridge in less then 5 days & he was able to install it no issues where presented after this. This was such a great experience to have someone care enough to truly go above and beyond to help you.

    We've been here for almost our first full lease. The management team has gone through 1 change since we started. The last lady Audrey was really helpful and super kind to her residents. Obviously there was room for opportunities with her staff but it was manageable. The current staff is interesting. We had 2 of their employees living directly across from us and right below us. The maintenance guy was great! Unfortunately he smoked ALOT of pot at ALL times of the day. Id leave at 4 am to go to work and smell pot, I'd come home at 3pm and smell pot. Id leave to go pick up my wife at 8pm and smell an overwhelming stench of pot. 😂 super nice guy but wow. He was fired supposedly shortly after our fire alarm incident. That fire alarm goes on for HOURS before finally disabled. The fire department openly admitted 2x that they didn't know how to turn them off and the last maintenance guy took it into his own hands to break them apart to turn them off. One happened at 2:30am until around 5am and the next time it happened it was between 3-5pm. I think even after all of these situations the most frustrating thing you'll find here is that NO ONE... answers the phone during ALL business hours. I had to stop by the office and ask why the 2 ladies in the office weren't picking up the phone and the reason was because they were checking their emails(2 hours into business hours). Ive called and left voicemails asking about maintenance requests because we had gone 2 weeks with a busted garbage disposal and before our open ticket was addressed. However when I left a voicemail because they didn't answer, no one followed up. We try not to bother and really don't call unless we absolutely need something and on all occasions, no answers and no follow up. We had instances where the Amazon packaging lockers were broken and NO ONE WAS ADVISED. So when we had a present sent to us for our little boys, it was stolen because Amazon was throwing the packages to the side of the lockers leaving them out to the outside elements. However, had we not received a notification from Amazon about our delivered package we wouldn't have known the system was broken. Mind you even after all of that I asked the front desk lady if they could temporarily hold the packages in the locked offices. She said no due to liability reasons ? I asked her if I could write her an email stating I was giving her permission to hold it in the office, would they. She said yes and then neglected to do what she agreed.😂 The best thing about our current apartment complex is that we've had NO pests, however thats primarily because we clean up after ourselves and our neighbors are pretty clean to so hopefully it stays like that for another year. The apartments are thrown together pretty quickly and you're not allowed to see you unit until move in day. This was frustrating because the last property managers had told us we had a washer and dryer and when we moved in there wasn't either. We decided to accept it as is and were using the community washer and dryers. It took 4 times of our clothes not being dried and properly extracted before we decided to use an external laundromat. Here in there we'd have a small batch of clothes that needed to be dried and we'd try the driers again, and they still dont work. The gym is rough too, its always missing equipment so the best, most consistent service we have here is electricity and trash. Water is consistent enough but they're always doing maintenance on the pipes and shutting off the water with short notice, however not a huge issue, just inconvenient. This place has potential! Just waiting to see it.

    There are cockroaches all over the apartment. You pay rent for the roaches to live. The pest control is for namesake and is so ineffective. Kitchen heavily is infested with roaches no matter how clean you keep it. The leasing staff seems are farthest from customer friendly. I have only been living here for 6 months, and I could already move out. Worst apartment I have ever lived in.
