About this complex

Seven-story student community on Apache Blvd with 279 fully furnished units across 1, 2, 3, and 4-bedroom layouts. Per-person rents sit in the $700–$950 range with all utilities included - electricity, water, and high-speed internet. The amenities are genuinely impressive: a two-story fitness center, a resort pool with a lazy river, sauna, rooftop terrace with city views, sand volleyball, and a game room. It's a very short walk to the light rail station, putting the heart of ASU's campus about 10 minutes away by train. Built specifically for students, the building runs regular social events and has 24-hour security throughout.

Community notes

District on Apache is a lively building — which is both its appeal and its main trade-off. The social atmosphere is real, and amenities like the lazy river pool, rooftop, and coffee shop make it genuinely enjoyable if you like an active community. The flip side is that noise levels are higher than a typical apartment complex, especially on weekends. Walls are on the thinner side, so if you need a quiet study environment your unit may not be the best place for that — the study rooms or library work better. Maintenance response times have been variable in resident feedback; document your unit condition on move-in and keep records of any requests. Internet through Pavlov Media has received complaints about reliability — worth asking about during your tour. Overall a solid pick if you want to be social and close to campus, less ideal if quiet living is a priority.

Notice how all the 1 star reviews have a ton of likes and the 5 star reviews have none...also the fact that the management ONLY responds to good reviews. Should tell you everything you need to know. Rent here is a total scam. They are tearing down the lazy river so I get to wake up to construction noises at 7-8am every day for the foreseeable future. Why are they tearing up the lazy river??? Did the residents ask for it? Did the residents dislike the lazy river? NO and NO!!! Just an example of the many horrible management decisions. Since the management changed this past year, this place has suffered and the residents have suffered more

This place is going down the drain. You pay for luxury apartments but it’s barely worth the price anymore. There’s always something wrong with the pool/hot tub. The hot tub was drained for most of the summer to the point where I stopped even trying to go. I live in a corner of the building right next to a gate that is NEVER LOCKED so anyone can just walk in. They’ve been promising to fix that for like 3 months if not more. There's a ton of sketchy people in the area at night. The cell service is always awful. There’s always trash everywhere (parking garage, dog park, hallways sometimes) and it smells so bad. They have fun events but won’t notify you until the day of, so poor communication. I requested to switch rooms after I renewed because they told me this was an option, but after like 2 months of not getting an email reply, they told me they don’t allow for room transfers anymore. My email was within the time period that they did but I got completely screwed over. Also they found a dead homeless man in one of the dumpsters in August and management NEVER ADDRESSED IT. Management in general is so hard to reach, and I don’t want to take all my complaints out on the students who work here because it’s not their fault. I like how close it is to campus but now that the streetcar charges $1 PER RIDE it takes the convenience out of it. They are desperate for people to renew and will keep pestering me even though I’ve said I am NOT resigning

    Would recommend

Property is absolutely beautiful, well kept, and smells amazing. Leasing was super sweet and very informative! Shout out to Danik! Had an amazing interaction with him he definitely deserves a raise!

    Would recommend

This apartment has been a huge part of my college experience and I couldn’t ask for a better one! Not only is it beautiful outside and has fun places to hang out, but it also has the cutest study rooms and coffee place. I’d definitely recommend living here and it’s the perfect distance from campus! Staff is also very helpful, whether it’s the leasing consultants or the maintenance team.

I am writing this review because, unfortunately, it seems to be the only way to get management’s attention when issues are not being addressed. Currently, the side entrance fob access has been broken for weeks, creating an ongoing inconvenience for residents. The women’s sauna light hasn’t worked for the entire three years I have lived here, and the sauna completely stopped all function a few months ago. My repeated maintenance requests for it to be repaired have been ignored. The wifi is consistently spotty at best. It’s clear that repair is being neglected here as well. This is completely unacceptable for a student apartment complex. If residents are expected to tolerate prolonged, undisclosed, disruptive construction to the pool, the least management could do is stay on top of routine maintenance issues. Overall, the lack of responsiveness, transparency, and consistent upkeep has been extremely disappointing.
