About this complex

All-inclusive apartment community about a 20-minute walk (or short Orbit bus ride) from ASU. Every utility is bundled - electric, gas, water, internet, trash, recycling, and even pest control - which makes budgeting genuinely simple. Units come in 1 to 3-bedroom layouts with quartz countertops, stainless steel appliances, hardwood-style flooring, 9-foot ceilings, and a private balcony. The community amenities include a heated resort-style pool, hot tub, fitness center, fire pit, BBQ grills, and a courtyard oasis. Rent starts around $709 for shared rooms and goes to approximately $2,000 for larger units, making it one of the better value picks on the Apache corridor if an all-in price matters to you.

What residents say

Community notes

Cleo doesn't get as much social media attention as the bigger complexes, but residents who live here tend to be pretty happy with the quiet-ish atmosphere and the all-bills-included setup. The pool and fire pit area are well kept and a nice place to hang out in the evenings. Being a 20-minute walk from campus, most residents either bike or hop on the Orbit bus for their daily commute - the bus stop is very close. The building has a mix of students and young professionals, so it's generally quieter than a purely student-focused complex. If you're doing a virtual tour, ask specifically about which floor your unit is on as the upper floors get noticeably better natural light.

    Would recommend

My stay here was with an air bnb but the leasing office here is quick to make you feel welcomed and at home. Besides the over the top-amazing staff, there is so much to enjoy here. The area is well kept and clean. There is a picnic/grill space provided along with a nicely turfed common area with cushioned lawn chairs. The fitness room has plenty to offer for everyone! I may only be enjoying my stay here for short period of time but I know where I will be coming back to every time I stay here in Tempe!

The worst experience was living here, At first the management was so good that it became bad and eventually worse, I was an international student living here for six months and they deducted $900 from deposit because of the things which were already broken when we moved in and they didn't listen to our maintenance requests. Not recommended at all. They said that it is just renovated but from any angle it didn't look like it. Another problem was pest control, i requested it for like a thousand times but they never listened to it. The management is pretty racist.

Truthfully one of the worst apartment complex’s in Arizona, the lack of professionalism, poor management, poor communication and overall lack of care for their tenants makes this place unbearable. Witnessing how they treat tenants after they live and the stress they cause mentally to people is the reason I would never recommend this complex. Management it’s self is a nightmare feels as if no one competent is working here from lack of communication or overall disrespect they treat tenants with. On top of that, policies seem to change without clear notice. Fees appear with little explanation, and trying to get clarification is a headache. There’s a noticeable lack of transparency and accountability. Overall horrible place do not recommend whatsoever.

This place was my hell. So many awful stories about how disgusting and terribly run this place is. We had a sink that would literally fill up with sewage and it would overflow into our kitchen every 3 months with the worst stench imaginable. We also had roaches EVERYWHERE!!! They would literally try exterminating them so put traps everywhere and onetime we got an gecko. Opening cabinets became a scary game in the apartment. Lived here for two years and somehow the second got worse. Management was so terrible they couldn’t even communicate to the owners of the complex and we were left with zero answers 90% of the time to problems we had. Do not live here unless you want misery and spooky experiences. ALSO If they say reach out the baron properties let me assure you they don’t respond and the managers will say they are busy!

This is the worst place ever and is run so poorly and the managment had a combined brain cell of negative ♾️. I can’t even begin to describe how bad it was but I will show you in photos. The rent is OVERPRICED that if I were to give one piece of advice for the rest of my life it would be DO NOT LIVE HERE! Managment was so incredibly unhelpful and switched at least 5x through our year living there. I could write an essay about how much I hate it here but instead I will just show you. Our sick constantly clogged up with sewage water and they would not reimburse us for these problems. This place is ROACH INFESTED. In this image it caught a baby snake inside the apartment. My shower CONSTANLY grew MOLD. And we were left a hole in our wall for TWO MONTHS that they never took care of and didn’t reimburse us for. Please do no live, it will take years of your life.
